Julie Vieson Fanelli opened the firm in 2009. From 2004 to 2009, Julie served as in-house counsel for a group of more than 50 real estate development and investment companies for five years. Julie handled all legal matters for these companies, from day-to-day operational issues to closing in excess of $450 million dollars of financing.
From 2002 to the sale of the company in 2004, Julie was a corporate real estate attorney with Eckerd Corporation. While with Eckerd, Julie negotiated leases and development agreements with landlords and developers; she was given personal responsibility for increasing the efficiency of the development of a troubled area of Eckerd’s geography; and within a year of being there, she was assisting in training new real estate attorneys joining the department.
Prior to that, from 1995 to 2001, Julie was a real estate attorney with Fowler White Boggs, one of Florida’s largest law firms. There she focused on both real estate transactions and real estate litigation. This solid foundation gives her the insight to draft a contract so that litigation can be avoided and at the same time to analyze a contract when litigation is necessary to provide her clients with the maximum advantage.
Julie grew up in Cincinnati, Ohio. She graduated with a B.A., with Honors in the Liberal Arts, Cum Laude, from The Ohio State University and remains a passionate Buckeye fan. Julie returned to Cincinnati for law school at the University of Cincinnati College of Law. Julie clerked for Judge William Wolfe, Ohio Second District Court of Appeals, in Dayton, Ohio, before moving to Tampa, Florida in February 1995. Julie is married to Rick Fanelli and has two sons. She is active in the Tampa community and supports the Children’s Cancer Center, Independent Day School, and Tampa’s professional sports teams.
Judy Pennala has worked with the Fanelli Law Firm, PA since its creation. Judy and Julie have been working together since 2004. Judy is a certified legal assistant and a licensed title insurance agent with more than 20 years experience in coordinating and conducting both commercial and residential real estate closings. As part of the support personnel of a property management company, Judy has been involved in drafting, maintaining, and filing paperwork required by HUD and other governmental agencies as well as drafting and implementing the documentation required for the successful operation of residential communities. She has also served as Vice President of a housing consulting firm, assisting in all phases of consultant services to nonprofit organizations for construction and operation of housing and related programs for the elderly and handicapped, including writing grant applications, preparing and coordinating applications for firm commitment, preparing requisitions, working with project owners, contractors, and architects during construction, and maintaining a liaison between the development team and HUD.
Judy grew up in Moultrie, Georgia. She graduated with a BA in Liberal Arts, Magna Cum Laude, from Tift College, now a part of Mercer University, Macon, Georgia. She holds a M.Ed. from Mercer University and a Ph.D. in 18th Century English Literature from Georgia State University in Atlanta. Judy taught English at Tift College in Forsyth, Georgia, for 16 years and, after moving to St. Petersburg in 1988, was employed for 10 years by the law firm of Devito & Colen, P.A. For the past eleven years, she has worked with a group of affiliated businesses, honing her skills in property management, real estate development, and corporate law.
